Meet Quinnie Do
Quinnie leads a small team of document preparers. They prepare your Grant, Bargain and Sale Deed at your direction, walk you through every line in plain language, and make sure the deed and Declaration of Value are formatted the way the county recorder expects — so it records the first time.

What a Grant, Bargain and Sale Deed does in Nevada.
A Grant, Bargain and Sale Deed is Nevada’s standard conveyance for a sale or a straightforward transfer of real property. The words “grant, bargain and sell” carry limited built-in covenants: that the grantor has not already conveyed the property to someone else, and that the property is free of encumbrances the grantor created. That is more protection than a quitclaim deed, which promises nothing, and less than a full warranty deed. As of 2026 TruPoint prepares one for $250 including the Declaration of Value, or $400 when the deed is for a sale, adds same-day electronic recording for $50, and the county recording fee is estimated at $50 and varies by county.
Every Nevada deed that transfers title records with a completed Declaration of Value, the state form stating the property’s value and the basis for any transfer-tax exemption. The deed itself also has to match what the record already says and carry the details the county requires, or it comes back unrecorded weeks later. Both are prepared as part of the fee.
The Real Property Transfer Tax is a government charge collected by the recorder: $1.95 per $500 of value statewide, $2.55 in Clark County and $2.05 in Washoe and Churchill Counties. We work out the number, or the exemption, before you pay anything.
People who want the buyer actually protected.
Selling outside escrow
A private sale between people who found each other without an agent. This is the deed a Nevada sale normally uses.
Seller financing
You are carrying the note yourself. The conveyance is usually paired with a deed of trust and promissory note securing the balance.
Transferring to family
Parent to child, or between relatives, where you want the new owner to have more than a quitclaim’s bare interest.
Adding a co-owner
Bringing someone onto title in a way that carries the statutory covenants rather than transferring only whatever you happen to hold.
Correcting how title is held
Moving from one vesting to another — sole ownership, joint tenancy, community property with right of survivorship.
Out-of-state owner
You own Nevada property and live elsewhere. Intake, notarization and recording are all handled remotely.
More protection than a quitclaim, less than a full warranty.
Grant, Bargain and Sale
The seller promises they have not already conveyed the property to someone else and have not encumbered it themselves. Nothing is promised about what happened before they owned it. Nevada’s everyday conveyance.
Quitclaim
Transfers whatever interest the grantor has, with no promises at all. Right for family transfers and title clean-up between people who already know what they own — wrong for an arm’s-length sale.
A note on names
Nevada does not use the California “Grant Deed” or “Interspousal Transfer Deed,” though several Las Vegas services still advertise them. Nevada’s statutory conveyance is the Grant, Bargain and Sale Deed, and a transfer between spouses runs on a quitclaim with the exemption claimed on the Declaration of Value. Nevada has no “trust transfer deed” either; that term also comes from California. A home moves into a living trust with a Quitclaim Deed or a Grant, Bargain and Sale Deed to the trustee, with the exemption claimed on the Declaration of Value — the funding deed we prepare.
One fee. The government charges shown separately.
When the transfer tax may not apply.
Nevada recognises a number of exemptions, and several of the most common ones are family and trust transfers — between spouses, from a parent to a child, and into or out of a living trust without consideration. An exempt transfer still records and still needs a Declaration of Value. Whether one applies to your transfer depends on the facts, so we work it through with you at intake rather than guessing on the page.
Submitted the same day, recorded copy back fast.
Intake
Complete the intake form. We send a written disclosure, a written contract naming the total price, and one payment link before any drafting begins.
Prepare
We draft the deed, complete the Declaration of Value, confirm the parcel number and tax-mailing address, settle the exemption question, and provide signing instructions; you sign by remote online notarization through our Las Vegas partner ($25 per signature) or, if you live in South Las Vegas, in person at our partner’s office.
Submitted same day
We submit electronically to your county the same day it is signed. Counties typically complete recording within the same day to three business days, and we return your recorded copy.
What a wrong deed costs. And how we get yours right the first time.
Nevada does not require an attorney or a document preparer. What is worth knowing first is what a mistake costs. A deed that is wrong for your situation still records, and one with a detail missing comes back unrecorded weeks later, usually once a buyer, a lender or a family member needs the title to be right. Everything between “I need to transfer this property” and “here is a document ready to record” is on you.
Already signed your own deed?
We do not review or correct documents prepared elsewhere. If your deed is already signed and notarized, our Electronic Recording Only service submits it to the county for $100 plus the estimated $50 county recording fee, covering up to three rejections, then $25 per resubmission. Want it done right from the start? We prepare it from start to finish for $250.

No. “Grant Deed” is the California instrument. Nevada’s equivalent is the Grant, Bargain and Sale Deed, and the statutory covenants differ. Some Las Vegas services still advertise California deed names, which is one reason documents come back from the recorder.
That depends on your transfer and who is involved. We can explain what each deed does and does not do, and prepare the one you direct us to prepare. If the choice turns on a legal question, we will say so and suggest you speak with an attorney.
It is the Nevada form stating the property’s value and the basis for any transfer-tax exemption. Every deed transferring title must record with one. There is no separate charge to record it, but without it the deed is rejected. It is included in our $250.
