Funding a Nevada living trust with your home — what it costs and why it matters.

A living trust only controls the assets that have been put inside it. For a Las Vegas home, that means recording a deed that transfers the property from you as an individual to yourself as trustee of the trust, together with a completed Declaration of Value. A transfer into or out of a trust without consideration, with a certificate of trust available, is among the exemptions Nevada recognizes, so no Real Property Transfer Tax is owed. 1. Send your details

Complete the intake form in about ten minutes. Give us the property and the exact name and date of the trust, as it reads on the first page of the trust document.

2. Written quote first

We read the intake, check the last recorded deed against the trust name, then send a written disclosure, a written contract naming the total, and one payment link. Nothing is drafted until you approve it.

3. We draft it

We prepare the deed transferring the property to you as trustee, complete the Declaration of Value, claim the trust exemption so no transfer tax is owed, and email everything with plain signing instructions.

4. You sign

Sign before any notary — in Las Vegas, Henderson, or wherever you live — then scan or photograph the signed pages back to us.

5. Recorded and returned

We submit electronically to Clark County the same day it reaches us. The county typically completes recording within the same day to three business days, and the recorded copy comes back by email to keep with the trust.

How do I put my Las Vegas house into my living trust?

A deed transferring the property from you as an individual to yourself as trustee has to be recorded with Clark County, along with a completed Declaration of Value. We prepare both for $250 plus the $42 county fee and submit them the same day you sign.

Do I pay transfer tax to move my home into my own trust?

No. A transfer into or out of a trust without consideration is among the exemptions Nevada recognizes, so the $2.55 per $500 Clark County transfer tax is not owed when the exemption is claimed on the Declaration of Value. We claim it as part of the $250.

How do I know whether my house is actually in the trust?

Look at the last recorded deed. If the owner reads as your own name, the property is not in the trust, whatever the trust document says. If you cannot find the deed we retrieve it for $30 and read the vesting for you.

What happens if I die and the house was never deeded into the trust?

That property is outside the trust, so it goes through the Nevada court process anyway, which takes months and costs far more than a deed. Recording the funding deed now for $250 is what avoids it.

My lender took the house out of the trust to refinance. Can you put it back?

Yes, and this is the most common reason a trust quietly stops holding the home. A deed back into the trust is $250 plus the $42 county fee, exempt from transfer tax, and submitted the same day you sign.

My trust was written in California but the property is in Las Vegas. Does that work?

Yes. The trust stays valid; the Nevada property simply needs a Nevada deed naming that trust as owner, prepared and recorded here for $250 plus the county fee.

Do I need the whole trust document to do this?

No. We need the exact trust name and date as it reads on the first page. If a lender or title company asks for proof of the trust later, a certificate of trust is $200 and shows what they need without exposing the entire document.

Does putting the house in my trust change my mortgage or my taxes?

The deed and the loan are separate, and the borrower stays responsible either way. What your specific loan permits is a question for your lender, and tax questions belong with your accountant. We prepare the document; we do not advise on either.

Do I need a lawyer to fund my trust with the house?

No. Nevada does not require an attorney to prepare or record a deed. TruPoint is registered and bonded and prepares the document at your direction for $250. Whether a trust is right for your family is legal advice, and for that you would speak with an attorney.

Is a deed I download online enough to fund a trust?

A template can be valid and still be rejected. Clark County requires the assessor’s parcel number, the grantee’s mailing address, the address for the tax statement and a completed Declaration of Value, and the trust name and date must be exact. Most rejected deeds we see came from downloaded forms.

What will this cost me all in, including county charges?

$250 preparation plus the $42 Clark County recording fee, so $292, with $50 more for same-day submission and $15 if you use our partner notary. No transfer tax is owed on a transfer into your own trust.

I have two Las Vegas properties. Does one deed cover both?

Each property needs its own deed and Declaration of Value at $250 each, plus $42 per recording. Send them together on one intake and they are drafted, quoted and submitted as a batch.
