As of 2026 the recording fee is $43 per document and the Real Property Transfer Tax is $1.95 per $500 of value, the statewide base rate with no local increment added. Lyon County is three markets that share one Recorder. Fernley sits on Interstate 80 in the north and has grown fastest. Dayton and Mound House run along Highway 50 toward Carson City. Silver Springs and Stagecoach fill the middle, and Yerington — the county seat, where the Recorder’s counter actually is — sits well to the south in Mason Valley. A Fernley owner is roughly an hour from that counter, and a Dayton owner is not much closer.

That geography is the practical problem with recording a Lyon County deed in person. Recording in person happens on weekdays only. For most of the county’s population that means taking half a working day to hand over a document, and repeating the trip if anything on it is wrong. Electronic recording removes the drive entirely.

One current detail is worth knowing before you prepare anything. The Nevada Tax Commission approved a new Declaration of Value form, and as of January 1, 2026 the Lyon County Recorder accepts only the new version. A deed submitted with the superseded form is a processing-delay risk, and the county has said so on its own website. The form must also be completed so the parcel number matches the deed exactly.

Lyon County sits at the statewide base transfer-tax rate. On a $500,000 transfer that is $1,950, against $2,550 for the same property in Clark County. The rate is the same whether you record over the counter or electronically, and several family and trust transfers fall into categories Nevada recognises as exempt.

Is a quitclaim deed enough to add my spouse to the title?

My parent died and the Fernley house is still in their name. What do I do?

It depends on how title was held. If your parent recorded a deed upon death, the property passes to the named beneficiary once a death of grantor affidavit is recorded. If the property was held in joint tenancy, an affidavit of death of joint tenant clears the record. If neither applies, the estate may need to go through probate. Call and we will tell you which situation you are in.

What happens to my Fernley house if I die without a deed upon death?

If the house is in your name alone and there is no deed upon death and no trust holding it, it generally goes through probate before anyone inherits it. A Deed Upon Death is recorded while you are alive, costs $250 to prepare, leaves you in full control, and can be revoked at any time.

Do I need a lawyer to transfer property in Lyon County?

Sometimes. A change in the form a business holds property, where the ownership stays identical, is among the exemptions Nevada recognises. A genuine change of ownership is not, and the exemption does not apply where the entity was formed to avoid the tax. An entity deed is $300.

How do I fix a name spelled wrong on my deed?

A correction deed fixes an error in a deed that is already recorded, such as a misspelled name, a wrong middle initial or a defective legal description. It is $300 and includes the Declaration of Value. Leaving the error in place can stall a sale or a refinance years later.

How fast can you get my deed prepared and recorded?

Most deeds are drafted within one business day of receiving your facts. Once signed and notarized we submit electronically to Lyon County the same day. The county then completes recording on its own schedule, typically the same day to about three business days.

I live out of state and own a Fernley property. Can you handle everything?

A generic form often is not.
