What is a Nevada title report partner account?
A TruPoint partner account is for professionals who order Nevada property reports regularly. Approved partners receive 10 percent off published report prices at 5 to 19 reports a month, or 15 percent off at 20 or more, plus priority handling and bulk ordering by spreadsheet. There is no fee to join. At the 15 percent tier a $95 Property Lien Report is $80.75 and a $175 Full Owner & Lien Report is $148.75, and most reports are emailed the same business day.
If you check ownership, vesting and recorded liens on Nevada property deal after deal, you should not be paying single-order prices or waiting on a title rep. Your tier is set by your monthly order volume and confirmed when your account is approved, typically within one business day.
Built for people who order Nevada reports every week.
If you screen Nevada property before every offer, loan or listing, a partner account puts every report at a lower price and moves your orders to the front of the line.
Real estate investors
Check ownership, open deeds of trust and recorded liens before every offer with the Full Owner & Lien Report or the Expanded Title Search (O&E).
Wholesalers
Confirm the seller is the owner of record and see what is recorded against the parcel before you put a Nevada property under contract.
Private and hard-money lenders
Review vesting and the deeds of trust and liens recorded on the collateral before you fund, on every loan.
Realtors and brokers
Pull vesting and liens early on listings, estate sales and for-sale-by-owner deals, without waiting on a callback.
Property managers
Confirm ownership, property tax status and HOA liens for the Nevada properties and owners you manage.
Title, escrow and law offices
Title, escrow and closing-support teams and law offices order chain of title and O&E reports for their files at partner rates.

Every report is uninsured
These reports are informational compilations of public records. They are not title insurance, not a preliminary title report, and not a title examination performed by a licensed title company. No policy is issued and no coverage attaches.
If you are buying, lending against, insuring or litigating over a property, an uninsured report is not a substitute for insured title. A Nevada title company can issue a preliminary report, a policy or a litigation guarantee. TruPoint compiles the records. We do not interpret them and we do not opine on the condition of title.
Because a report is a compilation of recorded data rather than a certified title examination, some name-indexed items may not appear, and the absence of a lien in a report is not a guarantee that none exists.
Property title reports are a public-records research service, separate from TruPoint’s document preparation work. Our Nevada Document Preparation Service registration does not apply to them.
The HOA lien that can wipe out a first deed of trust.
Nevada gives a homeowners association a superpriority lien (NRS 116.3116). A portion of an HOA lien for unpaid assessments sits ahead of a first deed of trust, and an association foreclosure on that portion can extinguish the first deed of trust. If you buy at HOA or trustee sales, or lend against homes in planned communities across Clark County, the assessment position has to be checked on every property.
That is why repeat buyers order the $95 HOA Lien & Contact Report on every deal in an association, alongside the $95 Property Lien Report or a tier above it. The lien report searches deeds of trust and liens recorded against the parcel, with the foreclosure status check included, but HOA liens are not included in it or any title report; they are only in the HOA report. Judgments, tax liens and bankruptcies filed against an owner by name are not included. At the 15 percent partner tier, each $95 report is $80.75.
From application to your first partner order.

Partner orders are handled first each business day. A single deed copy is usually back within hours.

Deed work when you need it
When a report shows a Nevada title issue, TruPoint prepares and e-records the deed or affidavit you direct, at a published fee.

Your report turned something up? Here is the document that handles it.
A data site hands you a PDF and stops there. TruPoint, a registered Nevada Document Preparation Service, prepares and e-records the Nevada deed or affidavit you direct, at a published fee, in any of the 17 recording jurisdictions.
Partner discounts apply to report fees; deed preparation is billed at the published fee. A recorded lien clears when the debt is paid and the lienholder records a release or reconveyance, not by a deed. Free to apply. We typically respond within one business day to confirm your tier: 10% off at 5 to 19 reports a month, 15% off at 20 or more.
Order outside Nevada too? Partners who also need reports on property in other states can apply for the national partner program.
Nevada partner accounts, answered plainly.
Real estate investors, wholesalers, private and hard-money lenders, realtors and brokers, property managers, title, escrow and closing-support businesses, and law offices that order Nevada property reports regularly. At 5 to 19 reports a month a $95 Property Lien Report drops to $85.50. If you only need one report, order it on the order page at published prices from $30.
Nothing. There is no fee to apply, no monthly subscription and no contract. Partner pricing is set by how many reports you order each month: 10 percent off at 5 to 19 and 15 percent off at 20 or more, so a $30 deed copy becomes $27.00 or $25.50. Apply with the form on this page and we confirm your tier, typically within one business day.
Partners ordering 5 to 19 reports a month receive 10 percent off published report prices, and partners ordering 20 or more receive 15 percent off. A $175 Full Owner & Lien Report is $157.50 at the first tier and $148.75 at the second. County fees and other third-party costs are billed at cost. Apply below to lock in your tier before your next order.
The discount applies to TruPoint report fees, from the $30 Deed Copy and $75 Property & Vesting Profile through the $225 Chain of Title Report and the $375 Expanded Title Search (O&E), which is $318.75 at the 15 percent tier. Reports with a starting or quoted fee receive the discount on the confirmed price. Once approved, every order you send is invoiced at your partner rate.
After approval, partners email single orders or send a spreadsheet of property addresses or parcel numbers for bulk requests. We confirm each order, run the reports and send a Square invoice at partner rates, with reports delivered by email as PDFs. A $225 Chain of Title Report at the 15 percent tier is $191.25. Send your first batch as soon as your account is approved.
Partner orders are handled first each business day. Orders received by 4:30 p.m. Pacific, Monday through Friday, are typically emailed the same business day, though that is not guaranteed, and a $30 deed copy ($25.50 at the 15 percent tier) is usually back within hours. If a bid or closing deadline is driving the timing, say so when you send the order.
Yes. Partner pricing covers Nevada property in all 17 recording jurisdictions, including Clark County and Washoe County, and each report is priced the same in every county. The $375 Expanded Title Search (O&E) is county-researched and available in Carson City, Churchill, Clark, Douglas, Elko, Humboldt, Lyon, Nye, Storey and Washoe. Send the address or parcel number and the county with each order.
No. Every report, from a $30 deed copy to a $375 Expanded Title Search, is an uninsured compilation of public records. It is not title insurance, not a preliminary title report and not a title examination by a licensed title company. Partners use reports to screen deals quickly, then order insured title from a title company on the deals that move forward.
You choose the report. The $175 Full Owner & Lien Report shows the owner of record, vesting, and deeds of trust and liens recorded against the parcel, with foreclosure status. The $375 Expanded Title Search adds the chain of title, recorded easements and restrictions, and a valuation by comparable sales, in 10 counties. At the 15 percent tier they are $148.75 and $318.75. When you are ready to fund, TruPoint prepares the Deed of Trust and Promissory Note for $400.
No. HOA liens are not included in the $95 Property Lien Report or any title report above it; they are covered only by the separate $95 HOA Lien & Contact Report, which adds the association’s contact details. Nevada gives HOA assessment liens a superpriority position under NRS 116.3116, so repeat buyers check it on every deal. The lien report searches deeds of trust and liens recorded against the property, with the $35 foreclosure status check included. Each of the two $95 reports is $80.75 at the 15 percent tier. Add both to your next partner order.
Judgments, tax liens and bankruptcies filed against an owner by name are not included, because the search is indexed to the property. Liens recorded against the parcel are covered in the $95 Property Lien Report and every tier above it, except HOA liens, which are covered only by the separate $95 HOA Lien & Contact Report. The absence of a lien in a report is not a guarantee that none exists. When a transaction needs certainty, order insured title from a Nevada title company.
Yes. You do not need to own the property or have a copy of the deed. Send the address or assessor parcel number and the county. Wholesalers can start with the $75 Property & Vesting Profile, which is $63.75 at the 15 percent tier, to confirm the seller is the owner of record. Add it to your partner order before you sign a contract.
Yes. Partners send a spreadsheet of addresses or parcel numbers and each property is priced per property at the partner rate. Twenty or more reports a month qualifies for 15 percent off, and additional recorded documents beyond what a report includes are $35 each. Send your list once approved and we confirm the order before we run it.
There is no contract and no subscription. Partner tiers start at 5 reports a month for 10 percent off and 20 or more for 15 percent off; below that, published prices apply, starting at $30 for a deed copy. Your tier is confirmed when your account is approved. Apply on this page and start ordering at your partner rate.
Partners receive a Square invoice at their partner rate. County fees and other third-party costs are billed at cost, with no discount and no markup. For example, five $95 lien reports at the 10 percent tier are $85.50 each. Apply with the form on this page and your first approved order is invoiced the same way.
Yes. Everything runs by email and phone, so investors and lenders based outside Nevada order Nevada reports the same way and pay the same partner rate, such as $148.75 for a Full Owner & Lien Report at the 15 percent tier. There is nothing to sign in person and nothing to mail. Apply on this page and send your first Nevada order once approved.
TruPoint is a registered Nevada Document Preparation Service, so the same team can prepare and e-record the Nevada document you direct: a correction deed for $300, a quitclaim deed for $250, or an Affidavit of Death of Joint Tenant or Death of Grantor Affidavit for $250. We prepare documents at your direction and cannot advise which one fits. A recorded lien clears when the lienholder records a release, not by a deed.
No. We compile the records and deliver them clearly, and we can explain what a document type is, but we do not opine on the condition of title or advise you on a deal. Reports start at $30 and a partner tier lowers every report fee. When a finding needs a professional opinion, a Nevada title company can review it, and TruPoint can prepare the deed you then direct.
