To record a deed in Storey County, Nevada, the signed and notarized deed and a completed Declaration of Value are submitted to the county recorder in Virginia City. The county charges $37 for all standard documents and Real Property Transfer Tax of $1.95 per $500 of value unless an exemption is claimed on the Declaration of Value. Storey County is the smallest county in Nevada by area and one of the strangest in shape — a narrow band running from the Comstock down to the Truckee River. Virginia City and Gold Hill sit high on the mountain, Silver City below them, and Lockwood, Mark Twain and Rainbow Bend spread along the river within a few minutes of Sparks. There are no incorporated cities anywhere in it.
The county also holds the Tahoe-Reno Industrial Center, which has pulled an enormous amount of commercial and industrial land into a county of barely four thousand residents. That mix produces two very different kinds of deed work in the same jurisdiction: historic Comstock houses and river-corridor homes changing hands within families, and entity deeds, deeds of trust and investor transfers on industrial ground.

Nevada’s Real Property Transfer Tax has a statewide base of $1.95 per $500 of value, and Storey County adds no local increment — unlike Clark County at $2.55, or Washoe and Churchill Counties at $2.05. That is worth knowing if you own on both sides of the county line, because a Lockwood parcel and a Sparks parcel a few miles apart are taxed at different rates. On a $400,000 transfer the Storey County tax is roughly $1,560 if no exemption applies. Nevada recognises a number of exemptions, and several are ordinary family situations: a transfer between spouses or carrying out a divorce decree, a transfer from a parent to a child or a grandparent to a grandchild, a transfer into or out of a trust without consideration with a certificate of trust present, a change in the form a business holds property where the ownership stays identical, a transfer between joint tenants or tenants in common without consideration, and a deed upon death taking effect at death. It depends on how title was held. If your parent recorded a deed upon death, the property passes to the named beneficiary once a death of grantor affidavit is recorded. If the property was held in joint tenancy, an affidavit of death of joint tenant clears the record. If neither applies, the estate may need to go through probate. If the house is in your name alone and there is no deed upon death and no trust holding it, it generally goes through probate before anyone inherits it. A Deed Upon Death is recorded while you are alive, costs $250 to prepare, leaves you in full control, and can be revoked at any time.
