What is a Nevada property report, and which one do you need?
A property report is a compilation of what the public record shows about a parcel of Nevada real estate: who owns it, how that ownership is held (the vesting), the recorded legal description, the chain of prior transfers, and the deeds of trust and liens recorded against it. The information is drawn from the County Recorder, the County Assessor and the professional property-data platform that title and escrow companies use.
Choose the report that matches what you are looking for — from a single $30 deed copy to a $225 chain of title or a $375 expanded ownership & encumbrance (O&E) search — and add any optional items you need. Property in all 17 Nevada recording jurisdictions is covered at the same published price unless a report is marked from, with most orders emailed the same business day for orders placed by 4:30 p.m. Pacific, Monday through Friday.
Compare every report on the Nevada property title reports page, look up an owner with a Nevada property owner search, or ask about a partner account if you order often.

Every report on this page is uninsured
These reports are informational compilations of public records. They are not title insurance. They are not preliminary title reports. They are not a title search or title examination performed by a licensed title company, and they are not a litigation guarantee. No policy is issued, no coverage attaches, and no one indemnifies you against anything a report does not show or shows incorrectly.
If you are buying, lending against, insuring or litigating over this property, an uninsured report is not a substitute for insured title. A title company can issue a preliminary report, a policy or a litigation guarantee; a Nevada attorney can advise on a specific situation. TruPoint compiles the records and does not interpret them or opine on the condition of title.
Property title reports are a public-records research service, separate from TruPoint’s document preparation work. Our Nevada Document Preparation Service registration does not apply to them.
TruPoint LLC is a registered Nevada Document Preparation Service, not a law firm. We are not attorneys and cannot give legal advice. Reports are uninsured compilations of public records. Verify our registration with the Nevada Secretary of State.
What our lien reports search — and what they do not
Debts the owner agreed to, and liens recorded against the parcel
Deeds of trust and mortgages the owner secured with the property are recorded against the parcel and appear in a property search — including an old loan that was paid but never reconveyed. Other liens recorded against the parcel may appear where they are part of the county property record. HOA liens are not included; they are in the separate $95 HOA Lien & Contact Report.
Liens filed against an owner by name
Federal and state tax liens, court judgments and bankruptcies are usually indexed by the owner’s name, not the parcel. Our reports are property-based and do not include a name search for these.
The Property Lien Report ($95) and every report above it show the open deeds of trust and mortgages recorded against the parcel, with lien position, lender, assignments, releases and subordinations, plus foreclosure status. HOA liens are not included in these reports. In Nevada an HOA assessment lien can carry super-priority over a first deed of trust, so HOA liens are available in the separate HOA Lien & Contact Report ($95), with recorded HOA lien activity plus the association name, dues or fees and managing agent contact where available. A report is a compilation of property records, not a certified search, and the absence of a lien in a report is not a guarantee that none exists.
What these reports cover — and what they do not
The Deed Copy, Property & Vesting Profile and Chain of Title Report are compiled from the county property index — the records indexed against the parcel: deeds, deeds of trust, assignments, substitutions of trustee, reconveyances and similar instruments.
The Property Lien Report, Full Owner & Lien Report and Expanded Title Search add the open deeds of trust and mortgages recorded against the parcel, with lien position, assignments, releases and subordinations, plus foreclosure status. They are property-based reports and do not include a name search for federal or state tax liens, judgments or bankruptcies filed against an owner. They are a compilation, not a certified title examination or a guaranteed name search.
Each report is a compilation of records. TruPoint does not analyze, interpret or opine on the condition of title, the validity or effect of any recorded document, or whether the chain is complete. Reviewing the records and drawing any conclusion from them is up to you; questions about the chain, an encumbrance or the effect of a document belong with a title company or your own advisor.
Record history and coverage vary by county. A report reflects instruments recorded and indexed as of the search date, and recently recorded instruments may not yet be indexed.
Every Nevada report, what it includes and what it costs.
You can select more than one report and add-ons on the order form. Prices are the same in every Nevada county unless marked from.

Questions about ordering a Nevada property report.
Match the report to the question you need answered; you choose the report. Who owns the property and how title is vested is the Property & Vesting Profile, $75. What is recorded against it today is the Property Lien Report, $95. Both in one report is the Full Owner & Lien Report, $175. Ownership history with every indexed deed copy, up to 30 years back, is the Chain of Title Report, $225. Everything in one document, including property tax status, is the Expanded Title Search (O&E), $375, in 10 Nevada counties. Check the reports you want on the order form below.
A Deed Copy is $30, a Property & Vesting Profile $75, a Property Lien Report $95, a Full Owner & Lien Report $175, a Recorded Easement Report $195, a Chain of Title Report $225 and the Expanded Title Search (O&E) $375. The price is the same in every Nevada county unless it is marked from, there is no subscription and no retainer, and the form shows your total before you pay by card.
Orders received by 4:30 p.m. Pacific, Monday through Friday, are emailed as a PDF the same business day when payment and the property information are both in by then. Later orders, weekends and holidays go out the next business day. A $30 Deed Copy is usually back within hours. If a record has to come from the county as a County Record Retrieval, $95 per document plus county fees, delivery follows that office and we tell you. Call (702) 965-3030 before you order if a deadline is driving the timing.
No. Every report on this page, from the $30 Deed Copy to the $375 Expanded Title Search, is uninsured. It is an informational compilation of public records, not title insurance, and no policy is issued and no coverage attaches. Investors and lenders use these reports for diligence before they commit; insured title comes later through a title company and escrow if the deal goes ahead. Order the report that answers your question now.
No. A preliminary title report is issued by a title company as the first step toward a policy. Our reports search recorded documents, assessor records and property data for the parcel, but no underwriting or policy stands behind them. If escrow has asked you for a prelim, request it from the title company. If you want to see what is on record before you commit, a $95 Property Lien Report or a $175 Full Owner & Lien Report is the fast way to find out.
The property address and the Nevada county, plus the assessor parcel number (APN) and owner name if you know them. You do not need to own the property and you do not need the deed. You sign the short authorization on the form, pay the published price, from $30 for a Deed Copy, and we run the search.
No. Recorded documents are public records. Buyers, private lenders, investors, wholesalers, agents, heirs and neighbors order reports on property they do not own, for a lawful purpose they certify on the form. A Property & Vesting Profile is $75 and a Property Lien Report is $95. We report what is recorded; we are not a people-search or skip-tracing service.
At a Nevada sale the recorded liens are what decide what you are buying into, and an HOA assessment lien can carry super-priority over a first deed of trust. The $95 Property Lien Report shows the open deeds of trust recorded against the parcel with foreclosure status; it does not include HOA liens. HOA liens are covered only by the separate $95 HOA Lien & Contact Report, with recorded HOA lien activity and the association contact. The $375 Expanded Title Search (O&E), available in Clark, Washoe and 8 other counties, puts ownership history, open deeds of trust, foreclosure status and tax status in one PDF, also without HOA liens. You choose the reports; order before the sale date.
All 17 Nevada recording jurisdictions: Carson City, Churchill, Clark, Douglas, Elko, Esmeralda, Eureka, Humboldt, Lander, Lincoln, Lyon, Mineral, Nye, Pershing, Storey, Washoe and White Pine. The $30 to $225 reports, the $195 easement report and the other specialty reports can be ordered in each one. The Expanded Title Search ($375), Legal & Vesting Report ($125) and Two-Owner O&E Report ($295) are available in 10 of them. Select the county on the form to see what applies.
The Expanded Title Search ($375), Legal & Vesting Report ($125) and Two-Owner O&E Report ($295) are county-researched reports that need county records that can be searched online, which is the case in Carson City, Churchill, Clark, Douglas, Elko, Humboldt, Lyon, Nye, Storey and Washoe. In Esmeralda, Eureka, Lander, Lincoln, Mineral, Pershing and White Pine counties every other report can still be ordered, such as the $175 Full Owner & Lien Report and the $225 Chain of Title Report, and a document outside our data can be ordered as a County Record Retrieval at $95 plus county fees.
The $30 Deed Copy is one recorded document. The $75 Property & Vesting Profile and the $175 Full Owner & Lien Report include only 1 current vesting deed copy. The $225 Chain of Title Report and the $375 Expanded Title Search include every deed in the chain the county has indexed, up to 30 years back. The $195 Recorded Easement Report includes up to 3 easement documents. Any additional recorded document is $35 each.
Anything outside the recorded property index. Reports are property-based, so judgments, state or federal tax liens and bankruptcies filed against an owner by name are not included, and unrecorded agreements, the physical condition of the property and the location of anything on the ground are outside a records search. We do not value the property for you or advise whether to proceed, although a property valuation by comparable sales is a $25 add-on. Order the report that fits and read its stated scope.
Yes. An additional recorded document or deed copy is $35 each, a property valuation by comparable sales is $25, a foreclosure status check is $35 where it is not already included (it comes with the $95 Property Lien Report and above), and a Property Name Search is $20. The easement search add-on is $95 with a Chain of Title Report. Check the add-ons on the form and the total updates before you pay.
Often, yes, at your direction. TruPoint is a registered Nevada Document Preparation Service. A misspelled name or wrong legal description is commonly handled with a correction deed ($300); a name coming off title with a quitclaim deed ($250); a deceased joint tenant with an Affidavit of Death of Joint Tenant ($250); a home that never made it into the trust with a trust funding deed ($250). You choose the document; we prepare it. Tick the deed question on the order form and we will contact you with the price.
Not the title reports. The $95 Property Lien Report, the $175 Full Owner & Lien Report, the $225 Chain of Title Report and the $375 Expanded Title Search do not include HOA liens. HOA liens are covered only by the separate $95 HOA Lien & Contact Report, which shows recorded HOA lien activity against the property plus the association name, dues or fees and managing agent contact where available. It is not an HOA payoff or demand statement, which only the association can issue. Order the HOA report before you close or lend.
Yes, and the price and turnaround do not change. There is nothing to sign in person, nothing to mail and no trip to Nevada: send the address and county, sign the short authorization on the form and pay by card. A $75 Property & Vesting Profile or a $225 Chain of Title Report comes back by email as a PDF.
No. TruPoint LLC is a registered Nevada Document Preparation Service, not a law firm, and we cannot give legal advice. We compile the records and, where you direct us, prepare the document you choose, such as a $300 correction deed or a $250 quitclaim deed. Whether a lien is enforceable, whether a defect matters to your deal or whether you should proceed are questions for a Nevada attorney or a title company.
You pay by card through Square on the order form, and the total, including add-ons, shows before you submit. Reports marked from, such as the Marital Property Report from $250 and County Record Retrieval at $95 plus county fees, are confirmed with you before processing. There are no recording fees because nothing is recorded. If we cannot perform the search or locate the records you requested, the fee is refunded in full; a completed search that finds few records is not refundable.
Yes. Investors, wholesalers, private lenders, agents and property managers who order repeatedly can apply for a partner account; there is no subscription, and a single report at the published price, such as the $95 Property Lien Report, stands on its own. Commercial parcels start at the listed report price, with large or multi-parcel files quoted before processing. Order one report below or apply for an account.
Yes. Quinnie Do is a native English and Vietnamese speaker, so you can ask about any report, from the $30 Deed Copy to the $375 Expanded Title Search, in either language. Place the order on the form and note your language preference.
