What is an O&E report, and what does it cost in Nevada?
An ownership and encumbrance (O&E) report shows who owns a Nevada property and what is recorded against it. TruPoint’s Expanded Title Search (O&E) costs $375 and includes the owner of record and vesting, the chain of title with every indexed deed copy up to 30 years back, open deeds of trust and mortgages, foreclosure status, property tax status and a property valuation by comparable sales. It is available in Carson City, Churchill, Clark, Douglas, Elko, Humboldt, Lyon, Nye, Storey and Washoe, and orders received by 4:30 p.m. Pacific on a business day are typically emailed the same day.
O&E report in Clark County, Washoe County and 8 more Nevada counties.
The O&E reports are county-researched, so they are offered only where the county’s records can be searched online. Here is exactly where you can order them, and what to order everywhere else.
Every report is priced the same in every county where it is offered. Pick the county on the order form and the reports available there appear automatically.
Exactly what the Nevada O&E includes, and what it does not.
One PDF, priced per property, no subscription and no title-company account.
Every report on this page is uninsured
These reports are informational compilations of public records. They are not title insurance, not a preliminary title report, and not a title examination performed by a title company. No policy is issued and no coverage attaches.
If you are buying, lending against or insuring a property and need insured title, a Nevada title company can issue a preliminary report or a policy. TruPoint compiles the records. We do not interpret them and we do not opine on the condition of title.
Because a report is a compilation of recorded data rather than a certified title examination, some name-indexed items may not appear, and the absence of a lien in a report is not a guarantee that none exists.
Property title reports are a public-records research service, separate from TruPoint’s document preparation work. Our Nevada Document Preparation Service registration does not apply to them.
Before the wire, the bid or the deed, check what is recorded.
The O&E is for the moment money is about to move and no title policy is being issued.
Private and hard-money lenders before funding
See the borrower’s vesting, the deeds of trust already recorded ahead of you, foreclosure status and tax status before you fund a Nevada loan. Then have TruPoint prepare the Deed of Trust and Promissory Note for $400 and e-record the deed of trust.
Trustee’s sale and auction bidders
Check the chain of title, recorded deeds of trust and foreclosure status before you bid. Nevada trustee’s sales move fast; order as soon as you have the parcel.
Buyers going without escrow
Family sales, seller-financed deals and cash purchases often skip escrow. The O&E shows what is recorded; it does not insure it.
Buyers and lenders in HOA communities
Nevada’s HOA super-priority lien can come ahead of a first deed of trust. The O&E does not include HOA liens; add the $95 HOA Lien & Contact Report.
Investors and wholesalers
Confirm the owner of record and open loans before an offer, so you price the deal or walk away early.
Out-of-state owners and lenders
Nothing to sign in person and nothing to mail. Send the address or parcel number and the PDF comes back by email.
Heirs and families

The HOA lien that can come ahead of a first deed of trust.
Nevada gives a homeowners association a super-priority lien. Under NRS 116.3116, part of an association’s lien for unpaid assessments has priority over a first deed of trust, and an association foreclosure on that portion can affect the lender’s position. For a private lender taking a deed of trust, or a buyer at an HOA or trustee’s sale, the assessment position is worth knowing before money moves.
Nevada is also a deed-of-trust state. Lenders usually foreclose through a non-judicial trustee’s sale, and a paid-off loan stays on the record until a reconveyance is recorded. An unreleased deed of trust or a missing reconveyance is exactly what an O&E is built to surface.
The O&E does not include HOA liens, so order the $375 O&E with the $95 HOA Lien & Contact Report on one order, or start with the Property Lien Report if you only need the deeds of trust and other recorded liens.
Order a Nevada O&E report in three steps.
If a funding date or sale date is driving the timing, tell us on the order and we will say plainly whether we can meet it.
Your O&E turned something up? Here is the document that handles it.
A data site hands you a PDF and stops. TruPoint prepares and e-records the Nevada deed or affidavit you choose, at a published fee.
Liens work differently. A deed of trust or other recorded lien clears when the debt is paid and the lienholder records a release or reconveyance. Your O&E surfaces it so you know it is there. You choose the document you need; we prepare it at your direction.
Nevada O&E reports, answered plainly.
An ownership and encumbrance (O&E) report shows who owns a Nevada property and what is recorded against it. TruPoint’s Expanded Title Search (O&E) is $375 and includes the owner of record and vesting, the chain of title with every indexed deed copy up to 30 years back, open deeds of trust and mortgages, foreclosure status, property tax status and a valuation by comparable sales. It is emailed as a PDF, typically the same business day. Order it on the secure order form.
The Expanded Title Search (O&E) at $375, the Two-Owner O&E Report at $295 and the Legal & Vesting Report at $125 are available only in Carson City, Churchill, Clark, Douglas, Elko, Humboldt, Lyon, Nye, Storey and Washoe. Select the county on the order form and these reports appear for that county.
In Esmeralda, Eureka, Lander, Lincoln, Mineral, Pershing and White Pine, the O&E reports are not offered because the records cannot be searched online. Order the Full Owner & Lien Report at $175 for the owner, vesting and recorded liens, and the Chain of Title Report at $225 for the ownership history with every indexed deed copy up to 30 years back. Both are on the same order form.
Private and hard-money lenders commonly order the $375 Expanded Title Search before funding, to see the borrower’s vesting, the deeds of trust already recorded ahead of them, foreclosure status and tax status in one PDF. You choose the report; we do not advise on whether to make the loan. When you are ready to document the loan, TruPoint prepares the Deed of Trust and Promissory Note for $400.
Yes. TruPoint is a registered Nevada Document Preparation Service and prepares the Deed of Trust and Promissory Note for $400, from the loan terms you and the borrower provide, then e-records the deed of trust with the county. Many lenders order the $375 O&E first so the property details on the deed of trust match the record. Start the loan documents through our Deed of Trust page.
Many auction and trustee’s sale buyers do, because the $375 O&E shows the chain of title, the recorded deeds of trust, foreclosure status and tax status in one PDF before money moves. It does not include judgments, tax liens or bankruptcies filed against an owner by name, and it is uninsured. Order it as soon as you have the address or parcel number so it is back before the sale date.
No. The O&E covers deeds of trust and liens recorded against the parcel, but it does not include HOA liens. Because Nevada gives an association a super-priority lien for part of its unpaid assessments (NRS 116.3116), HOA liens and the association’s contact details are covered only by the separate HOA Lien & Contact Report at $95, with recorded HOA lien activity. Both reports can be selected on one order.
An O&E report shows the recorded owner, deeds of trust and tax status for $375, but it is uninsured: no title policy is issued and no one guarantees title based on it. Only a Nevada title company can insure title. If you go ahead without escrow, TruPoint prepares the Grant, Bargain and Sale Deed for a sale for $400 and e-records it with the county.
When no title policy is needed, many buyers, lenders and heirs order the $375 O&E instead of opening a title order. It is not a substitute when insurance is required: an O&E is an uninsured compilation of public records, not a title commitment, not a preliminary title report and not title insurance. If you only need to know what is recorded, order the O&E.
Orders received by 4:30 p.m. Pacific, Monday through Friday, are typically emailed as a PDF the same business day, once payment and the property details are in. Same-day delivery is typical, not guaranteed. The $375 Expanded Title Search, $295 Two-Owner O&E and $125 Legal & Vesting Report all follow that timing. If a sale date or funding date is driving you, order now.
The $125 Legal & Vesting Report is a manually researched report of how title is held and the property’s legal description. The $295 Two-Owner O&E Report is manually researched and covers the current and prior owner periods. The $375 Expanded Title Search adds the full chain of title with every indexed deed copy up to 30 years back, open deeds of trust, foreclosure status and property tax status. You choose the report on the order form.
No. The $375 O&E is property-indexed: it covers what is recorded against the parcel, such as deeds of trust and mortgages. Judgments, state or federal tax liens and bankruptcies filed against an owner by name are not included, and debts held by a city may not appear. If you need the recorded property picture, order the O&E.
Yes. The $375 Expanded Title Search includes property tax status. If you only need taxes, the Property Tax Status Report is $65 on its own. Either one is ordered on the same form.
The $375 Expanded Title Search includes a copy of every deed the county has indexed for the parcel, up to 30 years before the search date; deeds recorded earlier are not included. Other recorded documents you want copied are $35 each. If you need only one recorded deed, a Deed Copy is $30 and usually comes back within hours.
No. A preliminary title report is issued by a title insurance company as an offer to insure. TruPoint’s $375 O&E is an uninsured compilation of public records: not title insurance, not a preliminary title report and not a title examination by a title company. If you need to know what is recorded rather than insure it, order the O&E.
A paid-off loan still shows when a release or reconveyance was never recorded. The lienholder or its trustee is the one who records it, not a new deed. If the release was recorded and you need a copy of it, an additional recorded document is $35. If you were the private lender, select the substitution of trustee and full reconveyance option on the order form and we will contact you with the price.
Yes. When the report shows a name or vesting error on a recorded deed, TruPoint prepares a correction deed for $300 and e-records it. To change who is on title, a Quitclaim Deed or Grant, Bargain and Sale Deed is $250. You decide which document you need; we prepare it at your direction.
If the owners held title as joint tenants, an Affidavit of Death of Joint Tenant is prepared for $250. If the owner recorded a Deed Upon Death, a Death of Grantor Affidavit is $250. You choose the document from what the report shows, and we prepare and e-record it.
Yes. A deed into an LLC or corporation is $300, and a trust funding deed is $250. Many investors order the $375 O&E first so the vesting and legal description on the new deed match the record exactly, then start the deed with us.
No. We compile the records into a clear $375 report and can explain what a document type is, but we do not opine on the condition of title or advise on a deal. A Nevada title company interprets findings for a transaction. If you need a recorded fact checked, order the report; if it turns up something to fix, we prepare the document you choose.
Yes. Investors, lenders, agents and property managers who order regularly can apply for a TruPoint title report partner account. Published prices run from $30 for a deed copy to $375 for the O&E, with no subscription. Apply on the partner accounts page, or order your next report now.
