The Short Answer

What TruPoint does for Nevada private lenders

TruPoint is a registered and bonded Nevada document preparation service. For private lenders and investors we prepare the promissory note and deed of trust for each loan at your direction for $400, arrange the borrower’s signing by remote online notary at $25 per signature, and submit the deed of trust to the county the same day it is signed.

Around that core we cover the rest of the loan’s paperwork life: a $95 Nevada lien search or $375 expanded O&E report before funding, a $250 special power of attorney when a borrower cannot sign in person, and a $500 substitution of trustee and full reconveyance to release the lien at payoff. As of 2026, a deed of trust carries no Nevada transfer tax.

We do not lend, broker, service or collect loans, and we do not advise on rates or terms. You and your borrower set the deal; we put it on paper and on the record, in any of Nevada’s 17 recording jurisdictions.

How It Works

The same six steps on every loan

Everything runs remotely, for you and for your borrower.

Borrower signing a Nevada promissory note and deed of trust for a private loan

Check the property

Before you fund, order a Nevada lien search ($95) or O&E report ($375). Most are emailed the same business day, so you see existing loans and liens before your money moves.

Send the loan terms

Complete the loan-document questionnaire with the borrower, property and terms. We review it, email if anything needs clarifying, and send the written disclosure, contract and one payment link with no markup on county fees.

We prepare the note and deed of trust

Both documents are drafted together from your terms in Nevada form, with the exact legal description and parcel number, and sent to you to review before signing.

The borrower signs by video

We schedule the borrower’s remote online notarization with our partner Nevada notary at $25 per signature. The notarized original comes straight back to us; nobody mails anything.

Same-day submission to the county

We e-record the deed of trust the same day it is signed. The county typically completes recording the same day to 3 business days, and the recorded copy comes back to you.

Release at payoff

When the borrower pays in full, send us the payoff details through the reconveyance intake. We prepare the substitution of trustee and full reconveyance for you to sign and record it, for $500.

Questions Lenders Ask

Nevada private lender loan document questions

How much does it cost to document a private loan in Nevada?
TruPoint prepares the promissory note and the deed of trust together for $400 per loan. Add $50 for same-day electronic recording, an estimated $50 county recording fee and $25 per remote online notary signature, so a typical loan is about $525 all in. Every charge is listed on one payment link before work starts, and the deed of trust is then prepared and recorded.
We fund this week. Can the loan documents be ready in time?
Drafting usually starts the same business day the signed contract and payment come back, and the borrower can sign by video as soon as the documents are ready. TruPoint submits the deed of trust to the county the same day it is signed; the county typically completes recording the same day to 3 business days. Preparation is $400 for the note and deed of trust.
Does TruPoint lend money or arrange loans?
No. TruPoint does not lend, broker, service or collect loans. We are a registered Nevada document preparation service: you and your borrower agree on the loan, and we prepare the note and deed of trust you direct for $400 and record the deed of trust.
Will you set the interest rate or tell me what terms to use?
No. The rate, payment schedule, late charge, balloon and default terms are decided by the lender and borrower; advice on them comes from an attorney or your own advisors. TruPoint drafts exactly the terms you give us into a matched note and deed of trust for $400.
Can the borrower sign remotely?
Yes. TruPoint schedules a remote online notarization with our partner, a registered Nevada online notary, for $25 per signature, and the borrower signs by video from anywhere in the United States. The notary hands the notarized deed of trust straight back to us for recording, so nothing is mailed.
How do I release the lien when the borrower pays off?
A paid-off deed of trust stays on title until a release is recorded. TruPoint prepares the substitution of trustee and full reconveyance for the lender of record to sign and records it, for $500, so the borrower’s title shows clear.
Can you check what is already recorded against the property before I fund?
Yes. A Nevada lien search shows recorded deeds of trust and other liens against the parcel for $95, and the expanded O&E report adds vesting, tax status and deed copies going back up to 30 years for $375, most delivered the same business day. Then the note and deed of trust are $400.
The borrower owns the property through an LLC. Who signs the deed of trust?
The deed of trust is signed by whoever holds title, so if an LLC owns the property, the LLC signs through the person authorized to act for it, and we prepare the signature block that way. Tell us at intake who holds title; preparation is $400 for the note and deed of trust.
Is there Nevada transfer tax on a deed of trust?
No. A deed of trust secures a loan rather than transferring ownership, so Nevada’s Real Property Transfer Tax does not apply and no Declaration of Value is required. The costs are TruPoint’s $400 preparation fee, $50 same-day recording and the county recording fee, estimated at $50.
Can you handle loans on properties in different Nevada counties?
Yes. TruPoint e-records in all 17 Nevada recording jurisdictions, from Clark and Washoe to the rural counties and Carson City. Each property gets its own deed of trust at $400 with the note.
I lend in California too. Can you help there?
Yes, through our separate California office, which prepares and records California deeds of trust under its own California registration. Nevada loans are handled here by TruPoint LLC for $400 per loan, with Nevada forms and Nevada recording.
Who should be the trustee on a private deed of trust?
A Nevada deed of trust names a neutral trustee who holds the power of sale until the loan is paid. Title companies and other neutral parties commonly serve; who you name is your decision. TruPoint prepares the deed of trust with the trustee you choose for $400 with the note.
The borrower lives outside the United States. How do they sign?
Our partner’s remote online notarization covers signers in the United States only. A borrower abroad signs before a U.S. embassy or consulate, or names an agent in Nevada with a recorded special power of attorney, which TruPoint prepares for $250.
What do you need from me for each loan?
Borrower and lender names, the loan amount, interest rate, payment schedule, maturity date, any late charge or balloon, the trustee, and the property address. If you do not have the borrower’s recorded deed, we pull it with a $30 deed search. Preparation is $400.
Do I need a license to make private loans in Nevada?
That depends on how often and how you lend, and it is a question for the Nevada Division of Mortgage Lending or an attorney, not for a document preparer. Once you know your loan can proceed, TruPoint prepares the note and deed of trust for $400.
What if the borrower defaults?
TruPoint does not handle collections, foreclosure or trustee sales; those go through the trustee and, often, an attorney. What we handle is making sure the deed of trust was prepared correctly and recorded in the first place, for $400 with the note.
Do you speak Vietnamese?
Yes. Quinnie handles intake and signing instructions in English or Vietnamese, by phone, video or email, for lenders and borrowers alike. Loan documents are $400, prepared in English for recording.
