Loan paid off? Record the deed of reconveyance and clear title.
A deed of reconveyance Nevada lenders record releases a paid-off deed of trust. We prepare the substitution of trustee and full reconveyance for $500, for private lenders, family lenders and note holders, and submit it for recording the same day it is signed and the notary hands us the notarized original.
Remote, or in person if you live in South Las Vegas. Sign by remote online notarization through our Las Vegas partner ($25 per signature), or, if you live in South Las Vegas, at our office, 8784 S. Maryland Pkwy, Suite 105, with our partner notary.
What it costs
- Substitution of trustee and full reconveyance — $500
- Same-day electronic recording — $50
- County recording fee — $50, estimated
- Copy of the recorded deed of trust, if you do not have it — $30
- Notarization — $25 per signature online, or $15 first signature, $7.50 each additional, in person with our partner notary — South Las Vegas residents
From payoff to clear title, in five steps.
1. You send the details
The recorded deed of trust, the lender of record, and confirmation the loan is paid. No copy of the deed of trust? We retrieve it for $30.
2. You get a price in writing
A written disclosure, a contract naming the total and one payment link. Nothing is drafted until you say yes.
3. We prepare the document you direct
One recorded document: the lender substitutes itself as trustee and reconveys the deed of trust in full.
4. The lender signs
The lender of record signs by remote online notarization with our Las Vegas partner’s registered Nevada online notary ($25 per signature), or at our South Las Vegas office if the lender lives in South Las Vegas. We prepare the document and schedule the video signing with our partner notary, commissioned in Nevada. Because our two businesses share one office, we hand the prepared document to the notary, the lender signs by video, and the notary hands the notarized original back to us. We submit the original to the county. The lender does not send anything.
5. Recorded
We submit it for recording the same day the notary hands us the notarized original. The county typically completes recording the same day to 3 business days.
What a Nevada deed of reconveyance does, and who signs it.
A deed of reconveyance, also called a reconveyance deed, is the recorded document that releases a paid-off deed of trust so title shows the lien is gone. In Nevada, the lender of record may substitute itself as trustee only to sign a substitution of trustee and a full or partial reconveyance, and the substitution takes effect once it is recorded with the county recorder. That is why private lenders record both steps in one combined document. After a payoff, Nevada gives the lender 21 calendar days to deliver the release request and the trustee 45 calendar days to record the reconveyance. TruPoint prepares the substitution of trustee and full reconveyance for $500.
A lender that misses those deadlines can be liable for $1,000 plus attorney’s fees and actual damages. Recording the full reconveyance promptly protects the lender and gives the borrower clear title.
The money is repaid, the county record is not.
A private lender who was paid off
Your borrower paid in full. One recorded document releases the lien on the record.
A family loan that is finished
A parent or relative lent against a house, the money is repaid, and the deed of trust is still on title.
A seller who carried back financing
The buyer paid off your carryback note. The lien you recorded at the sale still needs to come off.
An investor closing out notes
Several paid-off loans, each needing its own recorded reconveyance in the county where the property sits.
A borrower whose sale or refinance is stuck
Escrow found an old deed of trust still open. The lender of record has to sign the release; we can prepare it for them.
A trustee company that is gone
The original trustee closed or cannot be reached. Nevada lets the lender substitute as trustee to release the lien.
We are a document preparation service, not a law firm. We prepare the documents you direct, based on the loan records you provide. Whether a debt is satisfied, and any dispute between lender and borrower, is outside what we prepare and belongs with an attorney.

What Nevada lenders and borrowers ask, answered plainly.
$500 to prepare, plus $50 for same-day electronic recording and the county recording fee, estimated at $50 and varying by county. For South Las Vegas residents signing in person, our partner notary charges $15 for the first signature and $7.50 for each additional one. Remote online notarization through our Las Vegas partner is $25 per signature.
A deed of reconveyance, or reconveyance deed, is the recorded document that releases a deed of trust once the loan is paid, so title no longer shows the lien. In Nevada it is commonly recorded as a combined substitution of trustee and full reconveyance, which TruPoint prepares for $500.
Yes. Nevada lets the lender of record substitute itself as trustee, but only to sign a substitution of trustee and a full or partial reconveyance. The substitution takes effect once it is recorded with the county recorder.
After written notice that the loan is paid, the lender has 21 calendar days to deliver the request to reconvey, and the trustee has 45 calendar days to record the reconveyance. A lender that misses the deadline can be liable for $1,000 plus attorney’s fees and actual damages.
The release has to be signed by the lender of record, so contact the lender first. TruPoint can prepare the release for the lender to sign for $500 and submit it for recording the same day the notary hands us the notarized original.
A full reconveyance releases the whole property from the deed of trust. A partial reconveyance releases only part of it, such as one lot of several. The $500 price covers a full reconveyance; contact us for a written quote on a partial reconveyance.
The current lender of record signs before a notary. If the note was sold or the lender has died, the document must come from whoever now holds the lender’s interest.
Nevada has a separate process for that situation involving a diligent search and a surety bond. It is outside what we prepare; a title company or an attorney can help with it.
Yes. The lender signs before a notary so the document can be recorded. The lender can sign by remote online notarization with our Las Vegas partner’s registered Nevada online notary for $25 per signature from anywhere in the United States, or, if the lender lives in South Las Vegas, sign with our partner notary at our office.
Yes. Everything is handled remotely: we prepare the document and hand it to our partner notary in our shared office, the lender signs by remote online notarization, and we submit it for recording the same day the notary hands us the notarized original.
The recorded deed of trust, the lender of record, and confirmation that the loan is paid. If you do not have a copy of the recorded deed of trust, we retrieve it for $30.
We submit the signed document for recording the same day the notary hands us the notarized original. The county typically completes recording the same day to 3 business days.
It does the same job for a deed of trust. Nevada real estate loans are usually secured by a deed of trust, and a deed of trust is released by a recorded reconveyance rather than a satisfaction of mortgage.
Yes. The promissory note and deed of trust are prepared together for $400, so the same preparer handles the loan from the day it starts to the day it is released.
Yes, if a deed of trust was recorded. The lien stays on title until a reconveyance is recorded, whether the lender was a bank, a relative or a friend. TruPoint prepares it for $500.
Yes. Quinnie is a native English and Vietnamese speaker, so intake, questions and review can be handled in Vietnamese.
