The Short Answer

How you change who is named on a Clark County property.

Names are not added or removed by contacting the Clark County Recorder or the assessor. Ownership changes only when a new deed is signed, notarized and recorded, and the deed has to be accompanied by a completed Declaration of Value. In Nevada most of these transfers use a Nevada quitclaim deed or a grant, bargain and sale deed. TruPoint prepares either one for $250, the county recording fee is an estimated $50, and real property transfer tax of $2.55 per $500 of value applies unless an exemption is claimed. Transfers between spouses, transfers carrying out a divorce decree, and transfers from a parent to a child are among the exemptions Nevada recognizes, so many of these changes cost nothing in transfer tax.

Adding a Name

Putting someone on the deed.

You got married and want your spouse on title — a transfer between spouses is generally exempt from transfer tax$250
You want a son or daughter on the deed now — parent to child is among the exemptions Nevada recognizes$250
You are buying with a partner or a sibling — how the vesting is written decides what happens when one of you dies$250
You want the home to pass without probate — a deed upon death names the beneficiary while you keep full control for life$250
Removing a Name

Taking someone off the deed.

Your divorce is final and the house is still in both names — the decree does not move title; a recorded deed does$250
You bought out a co-owner — a sibling, a business partner, a former partner who has been paid$250
A co-owner died and the deed still carries their name — an affidavit of death of joint tenant clears the recordAsk us
A parent added you years ago and now wants it undone — reversing a transfer is its own deed, not a cancellation$250

The deed and the mortgage are two different things.

This is the single most common misunderstanding we hear from Las Vegas owners, and the one that causes the most damage when nobody explains it.

Removing a name from the deed does not remove it from the loan — the lender’s contract is separate, and whoever signed it stays responsible until the lender releases themImportant
Adding a name does not make that person liable for the mortgage — but it does give them an ownership interest in the propertyImportant
Many loans contain a due-on-sale clause — a transfer can, in principle, let a lender call the balance, though certain family transfers are commonly treated differentlyImportant
Once recorded, it is public and it is not undone by agreement — reversing it takes another deed, and the other party has to signImportant

We will tell you plainly what the deed does and does not do so you can decide. What we cannot do is advise you on which choice is right for your circumstances, or on your loan — that is your lender’s conversation, or an attorney’s.

County Charges

What Clark County charges, on top of our fee.

Deeds affecting Las Vegas, Henderson, North Las Vegas, Boulder City, Mesquite and Laughlin property record with the Clark County Recorder at the Government Center, 500 S. Grand Central Parkway, 2nd Floor, Las Vegas, reachable at (702) 455-4336. The county recording fee is an estimated $50 per document. The county will refuse a deed missing the grantee’s mailing address, the assessor’s parcel number, or the name and address for the tax statement, and a completed Declaration of Value has to accompany every transfer. We submit electronically, so nothing waits on counter hours or the mail. Confirm current fees with the Recorder before relying on them; county fee schedules change.

Clark County Questions

What Las Vegas owners ask about changing a name on title.

Can you add someone to my house deed in Las Vegas?

The current owner signs a new deed to themselves and the person being added, and it is recorded with Clark County together with a Declaration of Value. How the new owner holds title, for example as joint tenants, is stated on the deed and is your decision. TruPoint prepares the deed for $250, remote, or in person with our partner’s notary at our Las Vegas office if you live in South Las Vegas, and submits it for recording the same day it is signed.

Can you remove someone from my deed in Nevada?

The person coming off the title signs a deed, commonly a quitclaim deed, transferring their interest to the remaining owner, and it is recorded with the county together with a Declaration of Value. The person being removed must sign before a notary; if they will not sign, the change generally needs a court order, which is outside what we prepare. TruPoint prepares the deed for $250 and submits it for recording the same day it is signed.

Can you add my spouse to my house title in Las Vegas?

A new deed has to be prepared, signed in front of a notary and recorded with the Clark County Recorder. Most couples use a quitclaim deed. A transfer between spouses is among the exemptions Nevada recognizes, so no transfer tax is usually owed. TruPoint prepares it for $250 plus the estimated $50 county recording fee.

Can you remove someone from my deed in Clark County?

The person coming off has to sign a deed transferring their interest, and that deed has to be recorded. Nobody can be removed from title without their signature, except through a court order or, where a co-owner has died, through an affidavit of death. $250 to prepare.

Can I remove my ex from the deed if they will not sign?

Not with a deed alone. A deed needs the signature of the person giving up their interest. Where a divorce decree orders the transfer and the other party refuses, enforcement goes back through the court. We can prepare the deed the moment there is something for them to sign.

Does taking my name off the deed take me off the mortgage?

No. The deed and the loan are separate. Whoever signed the mortgage stays responsible for it until the lender releases them, which usually means a refinance or a formal assumption. Signing away the deed without addressing the loan leaves you liable for a property you no longer own.

How much does it cost to add a name to a deed in Nevada?

TruPoint charges $250 to prepare the deed and the Declaration of Value. The Clark County recording fee is an estimated $50. Same-day electronic recording is $50. Transfer tax is $2.55 per $500 of value, and family transfers are frequently exempt.

Do I have to notify the mortgage company before changing the deed?

Most loans contain a due-on-sale clause that gives the lender rights when ownership transfers, and certain family transfers are commonly treated differently. What your specific loan permits is a question for your lender or an attorney. We prepare the document; we do not advise on your loan.

Can I add my child to the deed and still keep control of the house?

Adding a child now gives them a present ownership interest, which means their consent is needed to sell or refinance. Owners who want to keep full control while naming who inherits often look at a deed upon death instead, which takes effect only at death and can be revoked at any time.

What happens if my Las Vegas deed gets rejected?

A rejected deed usually comes back weeks later, often after a closing or refinance date has passed, and the name change on title has to start over. TruPoint prepares your deed and the Declaration of Value to what Clark County requires and submits it electronically the same day, from $250.

How long does it take to add or remove a name on a Las Vegas deed?

The deed is usually drafted within one business day. Once every required signature is notarized, we submit it electronically the same day the notary hands us the notarized original, and the Clark County Recorder completes recording typically within one to three business days.

A co-owner died. Can you get their name off the Las Vegas property?

If title was held in joint tenancy, an affidavit of death of joint tenant recorded with a certified death certificate clears the record without probate. If it was held another way, what is required depends on how title reads.

I live out of state. Can I change a Las Vegas deed without flying in?

Yes. We prepare the deed and schedule the video signing for each signer with our partner notary, commissioned in Nevada ($25 per signature). Because our two businesses share one office, we hand the prepared deed to the notary, everyone signs by video, and the notary hands the notarized original back to us. We submit the original to the county the same day, so no one sends anything back. Out-of-state owners pay the same $250.

Who prepares the deed when I change who is on my Nevada title?

TruPoint, a registered and bonded Nevada Document Preparation Service, prepares the deed at your direction. Choosing which instrument fits your situation is legal advice, and for that you would speak with an attorney.
